The developer of Walmart in Hermitage is asking city officials for a subdivision to help them better market land at a neighboring plaza.
Hermitage Commons Retail Associated LLC, Akron, which is controlled by Cedarwood Development, received approval in 2004 to build a retail plaza – called Hermitage Crossing – but only part of the proposed plaza was built.
“In 2008, the world changed a little bit in our industry,” said Cedarwood’s Randall J. Hake, vice president of commercial development, referring to the economic downturn.
Developers are asking to make a separate parcel of 2 acres of undeveloped land that had been pegged for the northern section of the plaza. There are no plans to extend the plaza and such an action would allow developers to better market the property, Hake said.
Some potential tenants have asked about owning the lot, as opposed to renting it, he said.
As part of the request, developers are asking for a modification to the subdivision and land-development ordinance – akin to a variance from the zoning ordinance – to allow the land to be subdivided without having direct frontage on North Hermitage Road.
The property would have easements with other Hermitage Commons property to access North Hermitage Road, Hake said.
Hermitage Planning Commission on Monday recommended approval of the subdivision with the modification.
