Representatives of the developer of the former Hermitage Middle School property said they have a tenant for the fourth lot, the last to be built upon.
Visconsi Companies Ltd., Pepper Pike, Ohio, has filed plans with the city to put up a 2,600-square-foot building for a retail business on the lot closest to the stream known as Indian Run.
Visconsi previously built McDonald’s and Chipotle restaurants and a Tim Horton’s/Cold Stone Creamery bakery, coffee shop and ice cream shop on the North Hermitage Road property it bought from Hermitage School District.
Jeffrey A. Deeds, vice president of development for Visconsi, said a lease has been negotiated with a tenant for the fourth lot but the document has yet to be signed.
“Until, we have the lease signed, they’ve (tenant) asked us not to reveal who it is,” he told the Hermitage Planning Commission Monday.
Deeds described the architecture of the building as “very elegant.”
“It will look very nice with the other buildings out there,” he said.
The building would have two entrances, from the front and the south side, and commission chairman Charles E. Rogers said he was concerned about the parking plan for the south side of the building. Vehicles would back onto the loop road to exit the property.
“I don’t know how much traffic is on that loop road,” Rogers said. “I don’t know if that is a problem or not.”
With the small size of the lot and city regulations on setbacks, there is no alternative to the plan as it was presented, developers said.
“We’re not looking at a high volume of cars moving in and out of that site,” Deeds said.
Deeds previously said the development of the fourth lot makes the project profitable for Visconsi.
“Been a wonderful project,” he said. “The city has treated us greatly.”
Deeds added that Visconsi would love to develop more property in the city.
“Hopefully, we’ll find some other tenants,” he said. “We’d love to do more work here.”
The commission recommended approval of the project, sending it on to the commissioners for action.
