Dialysis center to be built in LindenPointe

HERMITAGE — Hudson Holding Co. plans to put up a new building on its property in LindenPointe technical business park for a dialysis center.

City officials hope the building will set a tone for the park as it sits on a key corner property with visibility from South Hermitage Road.

“It will be able to be seen from (Route) 18,” said Jeremy P. Coxe, assistant director of planning and development. “It will be a showpiece so people see there’s activity there.”

Hudson received approval in 2008 to build a two-story office building at the site. The developer had a couple of tenant leads at the time, and expected to put up a building larger than those potential tenants needed to accommodate more. However, the plans never came to fruition.

The new building, one-story and 12,583 square feet, will be for Fresenius Medical Care. Fresenius rents space from Hudson on Garden Way in Hermitage but has outgrown it.

Fresenius, based in Waltham, Mass., has 2,100 dialysis centers in the U.S., Mexico and Canada and employs 55,000, according to the company’s website.

In order to make the project happen, Hudson is buying about half an acre from Whetstone Family Limited Partnership, which owns the property to the east, the location of the office of Dr. Cheryl Duffy. Once the sale closes, Hudson will have 2 acres on the loop road known as Innovation Way, and Whetstone will retain 1.2 acres.

The Hudson building will sit at a 45-degree angle, facing the corner, said John Carley, site engineer with HHSDR Architects/Engineers, Sharon.

The building’s architecture and lighting scheme will draw from other buildings HHSDR has designed in LindenPointe, most notably the eCenter@LindenPointe and Sharon Regional Health System’s technology building.

“They’re not trying to mimic the eCenter, but pick up some of the design elements,” said city Director of Planning and Development Marcia A. Hirschmann.

While Hudson had proposed some sort of sculptural and landscape display at the corner, those plans have been shelved for now, Carley said.

“That is a future endeavor,” he said.

Hermitage Planning Commission on Monday recommended approval of a subdivision and a land development plan.

Rex W. Knisley, chairman of the Hermitage Community and Economic Development Commission, which was briefed on the plans March 7, welcomed the development.

“They’re huge,” he said of Fresenius. “They’re a quality group. It’s nice they stay in the area.”
